Korumburra, Victoria … WAKE UP developers – time to buy!
Regional Victoria is coming into it’s own and beautiful Korumburra it is the next BIG THING in Regional Residential Development … what some would call “progress”, including myself (yes, a somewhat biased Real Estate Agent), is now reaching into our wonderful countryside. Development is ever increasing in all districts, with Bacchus Marsh & Ballarat in the West, Wallan district in the North, Traralgon & Sale in the East and Korumburra in the South … what – did you say “KORUMBURRA”?? Yes, the majestic rolling hill country around Korumburra is the place for land banking and/or development NOW!
According to research by Real Estate Investar, Korumburra was number 20 in Australia for Top Hot Spots for growth in value in 2012. “Housing in regional Victoria is in greater demand as cash-strapped buyers are looking further out for space and affordability” says Enzo Raimondo, CEO of the REIV and Executive Director at realestateview.com.au. I believe that regional cities are settling into a period of expansion, boosted by population increases which creates and enhances economic growth and an on-flow of infrastructure spending.
Take a breath, close your eyes to slumber for a few years – and it will be too late! Developers will have already swooped in on “Farmer Joe” and purchased his land for their quality subdivisions. That’s what they do. No harm, no foul – exc ept years later when one realizes that they did not jump in at the right time. Small pockets around the thriving township have recently released but the height of activity normally attributed to areas filled with “city-slickers” has not quite commenced. Did you miss out in Clyde, or Pakenham, or Drouin, or Warragul? Too late to buy in those places now … don’t make the same mistake in Korumburra, a cultural hub with Heritage Listings, an exciting and colourful history, standing as a sentinel at the entry into the delightful district of South Gippsland.
Focus on this simple overview of the South East population spread of Victoria, as witnessed by me, having lived and worked for 40 years in the Cities of Casey and Cardinia: about 30 to 35 years ago developers quietly purchased in Cranbourne; 25 years ago they bought in Narre Warren South; 20 years ago they hit Berwick; 15 years ago they came to Beaconsfield and Pakenham; 10 years ago they started on Drouin which took a few years to come into flavour, then it was Warragul and into Officer and Clyde more recently. In between all that, they slipped back and forth and in between. Many developers have come from nothing to thrive on the fruits of the foresight of their early purchases.
NOW IS THE TIME TO DO JUST THAT IN KORUMBURRA … don’t be the one to miss out!
